Standard for Property Condition Assessments
In August of 1999, the American Society for Testing and Materials (ASTM) published a Standard E2018-99, which defined “good commercial and customary practice for conducting a baseline Property Condition Assessment (PCA).” This standard was specifically written for commercial real estate and largely intended for commercial real estate transactions. The Standard was last updated in 2008 and renamed E2018-08. A copy of the Standard can be included with the report upon request.
Our services conform or exceed the Standard. We are geared to move quickly and focus all our efforts on providing you with the necessary information with a team of specialized consultants. Our due diligence reports are designed for quick decision-making, with an easy-to-follow summary of recommendations and costs as well as photographs. Since, we do not offer contracting services, you can be assured that our opinions are unbiased.
The PCA has been divided into four steps:
- Perform document review (drawings, maintenance records, etc.)
- Perform walkthrough survey(s)of the property
- Prepare costs for remedies recommended
- Document the findings and costs in a written report
